Capital Gains Taxes
Property Taxation
The information below is only on the taxation one would need to pay the French Government if he or she decides to sell a property in France.
The taxation on NON residence in France is far lower than the taxes on French Residence as Capital Gains in France includes Social Security charges which the NON Resident is not charged.
You have to look over a 15 year term as after year 15 the capital gains taxes on properties in France is ZERO%.
Example on a 200,000€ with a current value of 300,000€
- Between year 1 and year 5 you can subcontract any renovations and cost incurred when buying your property for example renovations 20,000€ legal fees 15,000€ = 35,000€
- 300,000€ - 35,000€ = 265,000€ less 200,000€ purchase price gives a 65,000€ profit which is taxes at 19%
- From year 5 to year 15, you will receive a 10% credit for 10 years making 100% giving you a 0% balance in year 15
Taxes are far lower in France than what most people think.
